Related Urban Development Group plans to expand the Haley Sofge Towers in Miami’s Little Havana, introducing affordable living options and enhancing the community. In the vibrant heart of Miami, the Little Havana neighborhood is brewing with excitement as Related Urban Development Group has unveiled an ambitious plan to expand the Haley Sofge Towers. This initiative is set to breathe new life into this public housing site, while providing a fresh wave of affordable living options for the community.
The project comes with the promise of doing good while leveraging Florida’s Live Local Act. This unique piece of legislation allows developers to skip traditional local zoning regulations and public hearings, provided they commit to offering at least 40% of the new units as workforce housing. This arrangement is designed for individuals and families earning up to 120% of the area’s median income, ensuring that the new apartments remain accessible to those who need them most.
The numbers are impressive. The 22.1-acre site at 800 N.W. 13th Ave., responsibly leased from Miami-Dade County, currently boasts 1,379 affordable housing units and 659 parking spaces spread across ten buildings. Under the fresh wave of renovations dubbed River Parc, Related Urban is revamping existing apartments and plans to add even more housing options.
They submitted a pre-application to the county to bring in an extra 1,038 new apartments, which, combined with the existing units, would create a sizeable community. In addition, the development is expected to support 22,523 square feet of commercial space, as well as a whopping 1,217 additional parking spaces to accommodate the growing resident population.
The proposal features two stunning new towers, each rising 21 stories high. One tower will house 403 apartments along with 3,575 square feet of commercial space, while the other is set to include 371 apartments and 4,498 square feet for business endeavors. Both buildings will share a pool deck, creating a resort-like vibe right in the neighborhood!
And that’s not all! There’s a planned third building that’ll reach 12 stories, adding 264 apartments along with 14,454 square feet of commercial space. Did someone say pool deck? Yes, this building will also sport its own pool deck, so residents can enjoy a refreshing dip in style.
To adequately serve this growing housing population, the developers are also planning three new parking garages that will rise between five to eight stories high, fitting right into the landscape of the bustling district.
