The vibrant city of Coral Gables has seen a significant shift in its office market with the recent acquisition of the Columbus Center office complex. This 473,214-square-foot property, situated at 1 Alhambra Plaza, was purchased by Tourmaline Capital Partners for an impressive $76 million.
This acquisition turned out to be a crucial maneuver, facilitated by Chris Neilson, the court-appointed receiver who managed the Columbus Center after the previous owner hit some financial snags. Following a default on a substantial $69 million commercial mortgage, the previous owner, Coral Gables Associates, LLC, found themselves embroiled in foreclosure proceedings that began in October 2024. But with Tourmaline now at the helm, the complex looks poised for a fresh start.
The new owners secured a hefty mortgage of $71.61 million from Banesco USA to finalize this purchase. Columbus Center comprises two distinct office buildings, one soaring 14 stories high and the other reaching 8 stories, both having been constructed back in 1990. Notably, the complex just underwent a notable renovation costing $11 million, which adds to its appeal.
With on-site amenities that include a deli, a dry-cleaner, and several conferencing facilities, employees can enjoy convenience right at their workplace. A fitness center adds to the allure, and the location is hard to beat, with over 20 restaurants within a stone’s throw. However, it’s noteworthy that as of June 30, 2024, Columbus Center faced challenges, being only 63% occupied, down from 69% in mid-2021.
Despite the bumps in the road during the pandemic, South Florida’s office market has displayed remarkable resilience. Post-2021, many companies are eager to establish their presence in the area, indicating potential growth for buildings like Columbus Center. The Coral Gables office market has become increasingly attractive to notable tenants, including major names like Apple, FIFA, and Bank of America, boasting a relatively low direct vacancy rate of 8.2%.
Since its founding in 2021, Tourmaline Capital Partners has quickly made a name for itself, managing approximately 4.5 million square feet of office space nationwide. Their impressive portfolio also includes properties like 777 Brickell, 801 Brickell, and Citigroup Centre in Miami. In October 2023, Tourmaline, alongside Monarch Alternative Capital, acquired the 801 Brickell building for a remarkable $250 million, further showcasing their commitment to revitalizing office spaces.
As the new owners take charge, Tourmaline plans to enhance the Columbus Center by incorporating newly developed amenity spaces by its subsidiary, Onsite. The focus will be on transforming the workplace experience, promising an environment that caters to the modern workforce’s needs.
