This new space will soon become their headquarters, with a moving day set for early 2026.
This shiny new office will take up three floors of a tall 11-story building. Can you picture it? The lease transaction was managed by the capable folks at Stream Realty Partners, while the ownership team received assistance from CBRE during this deal. This collaboration among top professionals is always a good sign in the commercial real estate world.
Now, let’s dive a little deeper into Bayport Plaza itself. Owned since 2019 by GEM Realty Capital and IP Capital Partners, this impressive property boasts a total area of 264,718 square feet. It was previously bought from UBS Group AG for a stunning $235.8 million portfolio transaction, which also included the 444-room Grand Hyatt Tampa Bay hotel right next door. Talk about a prime location!
Originally completed in 1985, Bayport Plaza is situated on a sprawling 15-acre site at 3000 Bayport Drive. Adding to its appeal, the building holds a LEED certification, showcasing its commitment to sustainable design. Tenants enjoy fantastic amenities, including covered parking, an on-site café and bar, and a newly renovated lobby and terrace. Speaking of tenants, Bayport Plaza is already home to some well-known names, including Ryan Specialty Group, Besnard Insurance, and even Boeing Co. This place is definitely a hub of activity! And if you’re thinking about the larger office landscape in Tampa, the area is faring quite well. As of February, the office vacancy rate in Tampa stood at 15.8%, notably below the national average of 19.7%. This shows that companies are keen on making Tampa their home.
Furthermore, when it comes to rental rates, Tampa’s full-service equivalent listings averaged $30.23 per square foot, which is a little less than the national average of $33.38 per square foot, and this reflects a 5.8% increase from the previous year.
